Beal Homes | Step-by-Step Guide to Buying a New Build Home in 2026

Buying a new home is an exciting milestone, and when it’s a brand-new build, it’s even more special. From reserving your dream property to collecting your keys, every stage is filled with anticipation and excitement.

In this step-by-step guide, we will walk you through the entire process of buying a new build home in 2026, including what to expect, how to prepare, and why a Beal Home is the right choice for you. Whether you’re a first-time buyer or ready to move up the property ladder, this guide is your complete new-build checklist.

1. Choose Your Ideal Area

Before selecting a home, it’s important to decide where exactly you want to live. Narrow down your specific needs to find the best match for you, such as:

  • Location – How far is the work commute? Is your chosen development near schools or public transport?
  • Community – What local amenities are important to you? Do you want to be located close to parks or recreational facilities?
  • Lifestyle – Explore different areas, including urban, suburban, or rural settings.
  • Budget – See what you can realistically afford within your financial range.

At Beal Homes, we offer a variety of developments across Hull, East Yorkshire, and Lincolnshire, each designed and catered for different lifestyles and preferences.

Our developments feature a range of home types, from 2 to 5-bedroom properties, including terraced, semi-detached, detached homes, and bungalows. We have options for everyone, whether you’re a first-time buyer, looking for a family home, or aiming to downsize.

Each of our locations offers convenient access to local amenities, schools, and transport links, ensuring that your new home is not only beautifully designed, but also well-connected.

To find the perfect home for you, explore our current developments.

2. Choose a Builder You Can Trust

Doing your research is essential when choosing the right house builder, as the level of service can vary. Visit nearby developments, speak with homeowners, and check online reviews. Look out for local awards or industry recognition, as these are often good signs of consistent quality.

For example, Beal Homes has earned the HBF five-star rating for customer satisfaction for the fifth year in a row. In the last survey, Beal achieved an exceptional score of 97.2%, with nearly all homeowners surveyed indicating they would recommend Beal to a friend. We are proud of this recognition of our commitment to providing quality and service, as every Beal home is built to a high specification, with care in every detail.

3. Understanding Help for Buyers

We understand that moving home can feel daunting, especially if you’re navigating the buying process for the first time or trying to sell a property as well. We also have a guide on How Long Does it Take to Sell a House to give you a better idea of the selling process. It’s important to note that you’re not alone during this process, there is a range of schemes designed to help you, including our range of Help For Buyers Schemes for buyers in East Yorkshire and Lincolnshire, designed to take the stress out of moving. Here are some of the schemes to help you buy your dream Beal home:

  • Part Exchange – Ideal for those who already own their own home and are looking to move up the property ladder. Remove the stress and hassle of finding a buyer for your old property. Trade the value of your current house against one of our gorgeous properties, without expensive estate agent fees, chain, and the added benefit of flexible move-in dates.
  • Smooth Move – Beal’s tailored service is designed to help you sell your old home. The five-step process includes an independent property valuation, bespoke marketing plan, and complete management of the sale, while Beal covers estate agent fees.
  • Launch Pad – Exclusive for first-time buyers, available on selected plots and developments. The scheme offers up to £5,000 toward upgrading and extras in the Design Lounge, plus up to £1,000 to put toward legal fees.
  • Deposit Unlock – The Deposit Unlock scheme enables you to buy a new Beal home with just a 5% deposit, available on a wide range of new build homes up to the value of £833,250, with no restrictions on location, subject to lender approval. Available with bank lenders, including Accord Mortgages, BlueStone, and Perenna.

4. Reserving Your Dream Home

You have chosen your builder, explored the developments, and now you are ready to pick a plot. Here is how to get it reserved and what else you need to know.

  • Reservation Deposit – When you select your plot, you will need to pay a deposit. With the Early Bird scheme, you only need to pay a fully refundable £150 deposit to start with, then, when the plot is released, Beal offers you first refusal. You’ll have 48 hours to decide whether you would like to proceed before it is released to others. If you decide to proceed, you will pay an additional £600 for your reservation deposit.
  • Timeline – From reservation through to exchange and completion, we will walk you through what happens next, so you are always in the loop.
  • Instruct Solicitor – Once you have reserved your plot, you will need a solicitor to oversee all the legal aspects of your new home purchase. We have our own panel of independent solicitors we can recommend if you do not already have your own.

5. Personalising Your Home

One big advantage of buying new with Beal Homes is the ability to make your home your own from the start. In our Design Lounge, you’ll work with our team of experts to select finishes, fixtures, and upgrades tailored to your taste and style.

Choose from a range of on-trend looks – such as Minimalist, Luxe, Contemporary Country, Industrial, Japandi and Botanical – across kitchen layouts, flooring options, bathroom styles, media walls, and garden upgrades.

At Beal, we get that this is about more than just aesthetics, it means your home truly reflects your personality and way of living.

Our bespoke options go further than standard finishes. With Beal, you can design a bespoke kitchen layout (keeping the sink in place), create built-in wardrobes, add a sunroom or orangery (house type and plot specific options), install a media wall, or customise your ensuite. Go even further and adapt garages or convert them and landscape your garden to suit your lifestyle and taste.

6. From Exchange to Completion

This is the phase where it all starts to feel “real”, where you legally secure your home and prepare to move in. Here’s what happens at this point:

  • Exchange of contracts – Once everything is in place for your purchase, your solicitor should be in a position to exchange contracts. This is the point where the contract is legally binding.
  • Completion date – The wait is finally over; we can now hand over your new dream home. At this point, our sales team will tour you around your new finished home.

7. Moving in and Customer Care

Finally, the exciting part! Once your home is complete, you will receive the keys to your new home. At Beal Homes, our dedicated customer care team will be available to assist with any questions or concerns so that you receive a smooth, stress-free transition.

As you settle into your new home, we will continue to support you every step of the way with our 2-year builders warranty cover, alongside our NHBC 10-year Buildmark warranty.
