What’s changing?

The Stamp Duty changes will affect both first-time buyers and purchasers who currently own their home or have previously been homeowners.

Stamp Duty is calculated on a percentage of the property price. The amount paid is based on the sale price and whether it’s your first home or not.

It’s a complicated system, but the bottom line is that, from 1st April, most homebuyers will pay more in tax than if they moved just weeks or even days before.

How much more could it cost you?

According to the Coventry Building Society, the average Stamp Duty bill will jump by £2,500. But, for some buyers, it will be many times that.

That’s because, from 1st April, Stamp Duty will apply to properties valued at £125,000 and above, instead of £250,000 now.

First-time buyers don’t escape either. At the moment, Stamp Duty only applies to first-time buyers on properties above £425,000, but that’s dropping to £300,000, meaning more people taking their first step onto the property ladder will be hit.

For example, first-time buyers paying £400,000 for their new home after 1st April will be hit by a £5,000 Stamp Duty bill, as opposed to paying nothing before that date.
