A key step before you can reserve your preferred plot in your perfect location is understanding your finances, to ensure buying a new home is financially feasible and the right decision for you.

First, you’ll speak to an independent financial advisor. It’s free and totally confidential; these advisers are completely independent of Beal Homes.

They will discuss your circumstances, affordability and potential mortgage options and help provide you with monthly payments and to finance your new home. This financial qualification is not a mortgage offer, and any mortgage remains subject to the lender’s criteria and approval.

The next step in the reservation process, once you’ve completed financial qualification with an adviser from the independent panel, is to select your plot and pay your deposit.

What Happens After You Reserve Your New Build?

Once you have reserved your chosen home, the legal and mortgage process can begin. Your Beal Sales Executive will help keep the purchase moving, while your solicitor and mortgage adviser will provide independent professional and financial support. The main steps usually include:

  • Appointing a solicitor: You can choose your own solicitor or ask Beal to introduce you to a solicitor from an independent panel. Any recommended solicitor is completely independent of Beal Homes and will act on your behalf throughout the purchase. They are familiar with the development and can speed up the process for you.
  • Providing details of your property sale: If you have sold an existing property and are part of a chain, you will need to provide a Memorandum of Sale before proceeding. If you are selling your home, explore our help for buyers’ part-exchange scheme. It allows you to move onwards and upwards on the property ladder without the worry of finding a buyer for your old property; instead, you simply trade the value of your current house against your brand-new build. When you opt for a Part Exchange, we’ll also pay your estate agent and marketing fees, and of course, you can stay in your old house while we build your bespoke new home.   • Submitting your mortgage application: Your independent mortgage adviser or chosen lender will help you complete the full application and provide any supporting documents required.
  • Arranging the mortgage valuation: Your lender will normally arrange a valuation of the property before issuing a formal mortgage offer.
  • Completing the legal checks: Your solicitor will review the contract documents, carry out the necessary searches and raise any enquiries relating to the property and development.
  • Receiving your mortgage offer: If your application is approved, your lender will issue a formal mortgage offer setting out the terms of the loan. Mortgage approval remains subject to the lender’s criteria.
  • Exchanging contracts: Once the mortgage and legal work are in place, your solicitor will guide you through signing and exchanging contracts. You will also need to pay your contractual deposit at this stage. Exchange of contracts is the point at which the purchase becomes legally binding.

As your home is still being built, your solicitor will also explain how legal completion will be confirmed once the property is ready. You will receive a notice to confirm the completion date, and your solicitor will ensure that the remaining funds and final paperwork are ready. What Happens While Your Home is Being Built?

As your home is being built, our team of friendly sales advisors will keep you updated every step of the way. We’ll check in with key construction updates, ensure quality checks are being carried out, and keep you in the loop.

You will have a point of contact on the development team, so you won’t be dealing with different people each time; they’ll keep you informed at every stage of purchase and during the construction of your property.

While you may be given a rough timeline to completion, it’s always important to factor in unavoidable delays, for example, if construction slows due to weather conditions, supply chain issues or unforeseen circumstances; however, we’ll always aim to keep you up to date.

What Happens When Your New Build is Nearing Completion?

After contracts have been exchanged, your deposit has been paid, and completion draws near, our team will be in touch to invite you to a home demonstration.

A home demonstration with a dedicated member of our Beal Customer Care team helps you get acquainted with everything in your new home, from appliances to hot water and heating systems, your security alarm system, as well as extras such as an EV charging station, where fitted.

You’ll also receive a Home Warranty Box containing important information for your new home, which may include appliance guides, guarantees and warranties, the Energy Performance Certificate, electrical and ventilation certificates and heating and boiler information, giving you one less thing to worry about in those first few weeks in your new home.
