Property experts welcome support package for homebuyers during coronavirus crisis

Property experts are backing our comprehensive package of support to help homebuyers during the coronavirus pandemic.

We created the unique “Helping you make your move” package to offer assistance and reassurance to those who face having to put their buying and moving plans on hold, helping them to overcome current challenges in the housing market.

It’s the most comprehensive package of support to buyers we’ve ever offered, and includes a range of options, such as part and flexible exchange, help for first-time buyers and six months’ mortgage paid on selected, ready-to-move-into view homes.

While there are currently new uncertainties and hurdles around the housing market for many people, some still need to move for reasons such as work relocation, growing families and changes in domestic circumstances.

Now, estate agents from across East Yorkshire and Lincolnshire have welcomed our support package as they continue to play their part in supporting buyers at this difficult time.

Bob Beercock, owner of leading estate agent Beercocks, which sells and lets properties across Hull, East Yorkshire and North Lincolnshire, said: “Beal is becoming a move facilitator, providing a seamless package to make moving as easy as possible to do, which I absolutely support.

“As a developer, they are embracing the needs of the purchaser, being very proactive and providing peace of mind.

“They are a local, family business and they care and understand. They provide a great service both during and after sales and they are very good at dealing with any issue.

“Finances can be a big hurdle for a lot of purchasers and Beal has access to independent mortgage advisors who are working remotely, which really helps. They take the stress out of the buying process, especially at this moment in time.”

As part of the support package, we’ll be accommodating and understanding on contract exchange dates in the current climate as well as offering part exchange and providing assistance through our Smooth Move scheme, which makes it as easy as possible for buyers to sell their existing home and move into their new Beal property.

Guidance is available for customers on how they can benefit from the Help to Buy scheme, under which the Government currently offers an equity loan of up to 20% for newly-built homes, while our exclusive Launch Pad initiative also helps first-time buyers take their first step on the property ladder, offering them £5,000 towards their deposit, or to spend on their new home, and up to £1,000 towards legal fees.

In addition, a new 5% discount has been introduced for all NHS workers, recognising the vital, life-saving role they are playing on the frontline in the fight against coronavirus.

Dave and Ang Longstaff, Franchisees of property agents Martin & Co in the thriving market town of Gainsborough, Lincolnshire, where we have one of our most popular developments, The Swale, also welcomed our proactive approach.

Mr Longstaff said: “Beal is offering a great package of support, which is commendable, especially in the current climate. The various initiatives will give people confidence and the discount for NHS staff is also very appealing.

“Some of our staff live at The Swale and they have all had very good experiences with Beal.”

Our latest development, The Greenways in Goole, East Yorkshire, enjoyed a hugely successful launch recently, with the first phase selling out after 50 reservations in just 22 days.

Ian Screeton, of Screetons estate agents, which operates in Goole, Howden and surrounding areas and worked with us on The Greenways launch, said: “It’s typical of Beal Homes to launch a package of help for buyers. They are ahead of the game, very inventive and willing to give that extra service and attention to their customers.

“This is a difficult time and, as we come out of it, people will naturally be cautious. The housing market was very strong before this and this package will hopefully give potential buyers more confidence.”

Leading independent estate agent Matthew Limb specialises in the sale of residential property, land and new homes across west Hull and surrounding villages.

Mr Limb said: “Now more than ever, there is no place like home. From my experience such a range of options will be very attractive to buyers. I’m particularly impressed by the 5% discount afforded to our NHS heroes.”

Stewart Baseley, Executive Chairman of the Home Builders Federation, the voice of the housebuilding industry in England and Wales, said: “Government guidance is quite clear and allows for buyers to continue with their moves because of the low risk environment of a newly built, unoccupied home.

“Builders are looking to work with customers to find mutually agreeable ways to progress sales – and help customers who still want or need to move to do so. This will not only assist customers who need to move but also help protect jobs within the industry and support the economy through the shut down.”
