Beal submits plans for 600 new homes to complete Goole regeneration scheme

Award-winning Beal Homes has submitted plans for hundreds of high-quality new homes to complete a major residential regeneration scheme in Goole.

The East Yorkshire-based housebuilder’s plans are for a range of two, three and four-bedroom homes, providing a well-balanced housing mix to suit the full range of residents.

The “reserved matters” planning application submitted to East Riding of Yorkshire Council covers the development of 600 homes, with landscaping, public open spaces and associated works, on land off Rawcliffe Road in Goole.

Outline planning permission is already in place and approval for the detailed plans would give the green light for the homes to be built.

A site of around 2.7 acres suitable for a potential primary school has been included in the proposed layout of the development. The plans also include a pedestrian and cycle route through the site and a new public right of way around the perimeter.

Delivery of the new homes would complete Beal’s The Greenways development, which will ultimately feature 800 homes across a 73-acre site.

Beal is making a long-term investment of ÂŁ150m in The Greenways, which is the largest residential development in Goole for decades and a vital element of an ongoing wave of regeneration which is transforming the East Yorkshire town.

Construction began on the first phase of The Greenways in 2020 and the development is now well advanced, creating an aspirational new community of residents sharing pride in their new neighbourhood and in the resurgence of their town.

Demand has been exceptionally strong, with more than 100 homes sold and more than half of the purchased properties now occupied.

The new plans include Beal’s full range of high-quality two, three and four-bedroom homes suitable for a wide range of residents, from first-time buyers to growing families and professionals. All the new homes will have good-sized private gardens and a minimum of two parking spaces.

The development will play a key role in meeting the strong need and demand for high quality new housing in Goole.

It also supports the creation of hundreds of jobs locally by companies such as Siemens Mobility, which is developing a ÂŁ200m rail manufacturing facility in Goole, and chemicals company Croda, which has built a new worldwide distribution hub in the town.

The Greenways is the biggest single development in the family-owned housebuilder’s history of almost 55 years.

The company is also playing an integral role in the wider regeneration of Goole, with Richard Beal a member of the Goole Town Deal Board, which has brought together public sector organisations and major businesses to secure and direct investment in the town.

In addition, Beal is supporting local good causes, including sponsoring non-league football club Goole AFC and providing funding for programmes of community engagement by Goole Tennis Centre.
