Buying your first home may seem like a daunting experience, but you’ll only buy your first home once so enjoy it!

Step onto the property ladder stress-free with this straightforward guide. Let’s get started:

Step 1: Decide on your budget

It’s no surprise that the first step in buying your first home is to figure out what you can realistically afford. You can speak to our independent mortgage advisor, Richard Hall, who’ll let you know how much banks will be willing to lend you. You’ll then be able to combine that figure with the deposit you have saved up to know the total budget for your first home.

The Help to Buy scheme is available to all new build home buyers (when buying a home under £600,000) which allows you to purchase your dream home with just a 5% deposit.

Don’t worry about stamp duty, if you are a first time buyer, you no longer have to pay this fee if the property you would like to purchase is under £300,000 - saving you a chunk of money that could go towards your other home buying fees such as solicitor fees. Step 2: Finding your new home

Now it’s time to search for the right home to suit your budget and lifestyle - whether you’re looking for a bachelor pad or a place for your growing family.

Our Gainsborough development, The Swale, is ideal for first time buyers with homes available to buy with less than a £6,000 deposit with Help to Buy.

Step 3: Reserving your plot & exchanging

Now it’s time to decide which home you can see yourself living in, you’ll need to secure your reservation with a deposit of £500. You can do this once you have a mortgage in principle in place. At this point, we’ll remove the property from the market.

Once we’ve reserved your property, we’ll keep in regular contact and advise you of both the legal and structural progress of your new home.

When you reserve your new home, we’ll give you our best estimate of when it will be ready. This will depend on the construction stage of the house at that time.

Step 4: Customer Selection Lounge 

We’ll invite you into the Customer Selection Lounge, where you can choose how to personalise your home.

Step 5: Finish the build 

We’ll work hard to incorporate all your selections into your new home throughout the build so it’s ready for you to move into as soon as possible.

Step 6: Complete & move in 

Once your home is ready, you will be invited to carry out an inspection, given a demonstration of your new home before your moving in day and our legal advisor will be given formal notice.
Finally, all that’s left for you to do is to pack your things and move into your new, customised Beal home.
